Plumber
in Bryanston
A plumber in Bryanston works on big houses with mature gardens, and on the complexes built where some of them once stood. We find the cause before anything is replaced and put the price in writing. Every part we fit is listed on the invoice by type and rating.

Four Services, Each With Its Own Page
Every page explains the local cause, how the work is priced and what to check before anyone arrives.

Geyser repairs
Elements, thermostats, valves and leaks, tested before anything is replaced
No hot water, a tripping board or a drip from the overflow pipe. Element, thermostat and valves get tested before a new geyser is even discussed.
-
Blocked drain clearing
Roots, fat and collapsed joints, cleared and then filmed
A slow gully, a gurgling toilet or a manhole that fills. We clear the line, then put a camera down it to see whether roots will bring the blockage back.
-
Leak detection
Meter tests, pressure tests and a written result either way
The meter creeping with every tap off, a damp patch, or a bill that suddenly jumped. The property is tested section by section, and you get the result in writing.

Emergency plumber
Burst pipes and floods: your side made safe, the cause recorded
A burst pipe or water through a ceiling. Your side is made safe first, and if the City’s main caused it, the cause goes on paper for your claim.

Bryanston's Gardens Reach The Drains In Winter
Bryanston was laid out for large houses, and its gardens were planted with trees. Decades later those trees are big, and their roots spread under lawns and driveways towards anything that holds water. On most properties that includes the sewer line running from the house to the street.
A 2008 study at the University of Johannesburg put one question to the ten Johannesburg Water depots that keep the city's sewers clear: what blocks your pipes? For the suburbs, seven depots in ten named roots as the main cause, ahead of rubble, rags and fat. Most of them said the root blockages came in winter.
The timing follows the rain. Johannesburg gets most of its rain in summer, and the winter months are dry. As the soil dries, roots go looking for moisture, and the joints of a buried drain give a little of it away. A root as thin as a hair slips into the joint, finds water and nutrients in the pipe, and swells into a mat that snags paper and fat.
So the first sign is small: a gully by the kitchen that drains slowly in June, a toilet that gurgles when the bath empties, an outside manhole that fills during a load of washing. Clearing the line brings the flow back. The same depots judged rodding and jetting a short-term answer to roots, because a cut root is still alive and grows back. And on a large property the line can pass several trees on its way to the street, so one cleared joint says little about the next one along.
If a drain on a treed Bryanston property blocks a second time, have it filmed before it is cleared again, and find out whose tree it is. A street tree belongs to the City, and pruning or removing it needs the City's written permission.
What a lasting repair looks like is set out on the blocked drain clearing page.
Three Things We Put In Writing
Each one answers a complaint that turns up in low-rated reviews of plumbers across the northern suburbs.
-
The cost of coming out, before we come
When you book, you are told what the visit costs and what it covers. If the job needs a quote, the whole job is quoted at once, not spread across extra call-outs.
-
Parts matched to what is installed
Valves, elements and thermostats are matched to the geyser's rating and named on the invoice, so a warranty or insurance claim is not turned down over paperwork.
-
A time, and a message if it moves
You get an arrival window. If an earlier job runs over, you hear from us before that window passes, not after it.
How A Job Is Priced
There is no price list here, because the same symptom can be a small part or a day of digging. This is what the figure is built from.
What the call-out covers
- Travel to you in Bryanston or the suburbs around it
- Finding the cause, with whatever test or camera the job needs
- A written price for the repair before any work starts
- Photographs of what was found, if you ask for them
What moves the price
- Access: a geyser in a tight roof space, a drain under paving, a pipe behind tiles
- The part itself, and whether it has to match a particular make
- Work after hours, at a rate stated when you book
- Making good afterwards, such as tiling or paving, priced on its own line
From Your First Message To The Invoice
The same four steps, whatever the job.
-
You tell us what is happening
Send the form and we phone you back. A few questions about the symptom and the property decide who comes and what they bring.
-
We find the cause
Before anything is replaced: a test on the geyser, a camera in the drain, a reading on the meter.
-
You get a written price
You decide whether to go ahead. If you say no, the call-out is the only charge.
-
The work, then the paperwork
You see the repair working before we leave. The invoice then names each part with its type and rating, and states the cause of the fault.
Before You Book: Eight Answers
Starting with the question of cost.
How much does a plumber in Bryanston cost?
It depends on the cause, which is why it is found before anything is priced. You pay a stated call-out for the visit and the diagnosis, then get a written price for the repair. Access, the parts and after-hours work are what move that price.
Is there a charge to come out and quote?
Yes. The call-out covers the visit and finding the cause, and you are told the amount when you book. The written quote that follows is part of that visit, not a second charge.
Why does the water in our street keep going off?
Several Bryanston roads are still served by asbestos-cement mains, and Johannesburg Water has said the pipes on Ballyclare Drive and Hobart Road are past their design life. When the street main bursts, the repair is Johannesburg Water’s; log it with them and hold on to the reference number they give you.
Can you work in a complex or a gated estate?
Yes. Tell us the complex and who manages it when you book. Where the property is in a sectional title scheme, shared pipes are the body corporate’s, so the trustees may need to approve the work. The Sunninghill page explains more.
Which suburbs do you cover?
Bryanston and its neighbours, from Epsom Downs and Hurlingham to Lonehill, Paulshof and Sunninghill. The full list is at the foot of this page; if your suburb is missing, ask.
Can someone come out today?
Sometimes. It depends on the day’s bookings, and you are told when you book. While you wait, closing the main stopcock keeps the damage from spreading.
Will the invoice be good enough for my insurer?
It is written with a claim in mind: the cause of the damage, the parts replaced by type and rating, and photographs if you want them. What your policy pays for is between you and your insurer.
How can I tell if a plumber is registered?
A registered plumber has a PIRB card to show you. Note the number on it and look it up on the member search at pirb.co.za. A plumber registered with PIRB can issue a certificate of compliance for the work they do.
